Bathrooms Sell Houses

Many people feel uncomfortable going into a strangers bathroom, so when they are checking out the bathroom of a house for sale, they will most likely poke their head in the door, look left, look right and leave. This may take just a few seconds. But let's face it, bathrooms sell houses. A beautiful bathroom with whirlpool baths, marble counters and steam showers are an extreme selling point. I'd buy a run down shack, just for the whirlpool bath! But if your home doesn't have all of these "luxury" items what can you do to "Wow" a potential home buyer and allure them to stay in the bathroom for more than a few seconds?

You want your bathroom to have a spa-like appearance. There are many different changes that you can make to your bathroom to keep that buyer interested. Some are little more pricey than others, so I will try and break them down.

Big Changes

  • If you have a smaller bathroom, replace your sink with a pedestal sink. A pedestal sink shows off the square footage in your bathroom beautifully. Just rip out that old vanity and hook up your new sink...or hire someone else to do it for you, which is my preferred method of getting things done.
  • Remove the big sheet mirror over your sink and those globe lights while your at it. Replace with a lovely framed mirror and add some sconce lighting on both sides of it. This removes that theater dressing room look and replaces it with a more tranquil spa-like appearance. As an added bonus, this type of lighting scheme is much more flattering to the face. Go on, make those buyers feel pretty!
  • Replace the faucets with something more flattering. Buyers love fancy faucets! Especially ones that don't leak, so if you do have a leaky faucet you should fix that too.

Small Changes

  • Take away any personal items, such as hygiene items. Don't leave them on the counter. Nobody wants to see your prescription bottles or your toothbrush holder.
  • Take a good look at the walls. Look in the corners, above the sink, above the baseboards. You know, those places we don't usually look at. Look at them with a buyers eye. And then get out your preferred cleaner and get to scrubbing!
  • Once you are done cleaning up the walls, give them a fresh coat of paint with a light colored semi gloss.
  • Glass shower doors can get pretty grimy over time. Give them a good scrubbing! One method is to create a mixture using 1 part muriatic acid and 10 parts water. Scrub them with steel wool and wipe down. Voila! Good as new and less costly.
  • Remove the covers from your light fixtures and exhaust fan, clean and replace, or just replace with new ones and skip the cleaning part.


Personal Touches

  • Get rid of any worn out rugs and towels and replace them with new soft, neutral colored towels. Arrange the towels in an attractive way on the towel rack. For example, fold a large towel in thirds and place over the towel rack and then take a smaller towel and fold that into thirds and place over the top of the larger towel. Tie the center loosely with a decorative ribbon or jute string.
  • Replace the hardware on the cabinets and vanities with nice shiny new hardware.
  • Add some candles in a variety of heights and group them into odd numbers such as 1, 3, 5 or 7.
  • Add a bamboo tray to the counter top, add some rolled up towels and a few bars of unwrapped scented soaps to the tray. Wrap the soaps in jute string as well.
  • Add a plant or two. This will bring signs of life and color into the bathroom.
  • If you have the space you can a water fountain with some candles in it.


Be creative but remember you don't want to clutter up the bathroom, as it will make the bathroom look small. Think simplicity and remember less is more.
