When i first started real estate a friend that was in the business had given me an idea that im sure is practiced by many realtors but is not a requirement to list a property that is, to order an appraisal at the time of listing.
I never did it, mostly because i really did not concentrate in listing properties i worked more with buyer .In todays market it wouldnt be a bad idea at all if all realtors order appraisal to see exactly where they are with price at time of listing. It would avoid surprises, dissapointed sellers and agents and the house could potentially be marketed better at the right price.
