Home Prices Have Dropped

Hernando County is a lovely area of rolling hills, grandfather oaks,rivers and beaches. The historic town of Brooksville is the county seat. In Hernando County alone, there has been a 41.5 percent drop in the average sales price for a single family home in the past 3 years. This is the most fluctuation in home values on record. In 2003, Hernando County experienced an increase in the average home price of 11.69 percent from the prior year. Those increases rose steadily through 2005 when it reached it's peak of 25.76 percent. In 2006 that percentage rate fell to 16.95 then the bottom fell out. In 2007 the County of Hernando experienced their first negative percent change to minus 11.24, followed by a minus 15.42 in 2008. The appraised values for the property appraisers office TRIM (Truth in Millage) will start to correct itself for the taxes this year, which will make a home purchase a reality for many. A total of 1367 homes have sold since Jan. 1st compared to the 1017 at this time last year. The latest report from the Florida Assoc. of Realtors indicates Floridas consumer confidence has boosted 3 points. This is definately a good sign of recovery.
