
As a Realtor one of my jobs is to make the process of buying or selling a home as smooth as possible for my clients. By not insisting that home buyers get pre-approved I am creating a disservice to not only the home buyer but also to home sellers and other buyers that I may be working with. This is hard for many home buyers to understand, when all they want to do is “see a house”. It’s important to keep in mind that there is so much more involved than just seeing a house IF, you are a serious home buyer.
I want to give my buyers every bit of leverage I can give them. By having them get pre-approved they know exactly how much they can afford, the bulk of the financing stress is alleviated at the very beginning of the process and they can immediately put in their offer when I show them the house of their dreams. In today’s markets being able to put an offer in immediately is a huge advantage to every buyer. In many cases, especially with foreclosure and short sale properties (which are plentiful in the Citrus and Hernando County areas) pre-approval is often required to put an offer in. If you were selling your home, wouldn’t you expect that everyone you open up your home to is a serious buyer, that can afford to buy it? Of course you would, it only makes sense.
In the event you don’t get preapproved, don’t be upset! Be thankful you found out now in the beginning so that you can better use the time to work on getting your credit repaired and up to par for a future purchase.
